 CALCULATE YOUR GAS LEASE ACREAGE:

Before you sign your gas lease, check the acreage listed on the lease

This can make a difference not only in the signing bonus but in the royalties that will be paid for years to come.

The Gas Companies are using the acreage listed on the Tarrant County tax records.  You can find your tax record acreage by going to county website and following the steps below:

www.TarrantCounty.com

Then click on:
"eGovernment" (it's the second tab on the left side under "Departments")
"Property Tax"
"Account Search"
Click on the little down arrow and select "Owner Address"
Once your account comes up, click on your account number
Your acreage will be listed in the new window

The county tax records may or may not be correct!
To get the most accurate acreage amount, make your own calculations using the length and width measurements given your property survey:
Find your property survey in your mortgage documents. 
If you can't find your survey,  you can get it at the Deeds and Records Office in the basement of the old Tarrant County Courthouse downtown for $3.50.  You'll need to take a description of your property, such as Block 16 Lot 8.

For the purposes of calculating our lease mineral rights, the gas companies are extending your acreage out to the middle of any street that adjoins your property.  They are using a standard measurement of 50' for the street, even if your particular street(s) may be wider or smaller than that.  This means you should add an additional 25' for each street that adjoins your property.  

There are several different types of lots. Each will be calculated differently: an interior lot facing one street, an interior lot bounded by streets on front and back,  a corner lot on two streets, a corner lot bounded by streets on three sides, etc.

Once you have figured your new lot dimensions (with the street allowances),
multipy the length by the width and that will give you the total number of square feet in your lot.
To convert this measurement to acreage, divide the total number of square feet in your lot by 43,560 (the number of square feet in an acre). 
This final calculation will give you your total lease acreage.

CALCULATION EXAMPLES:

CORNER LOT
 (faces two streets):
Tax records show .2410 acres for a residential lot.
The lot is 105 x 100.
105' + 25' = 130' (this extends the lot out to middle of one street)
100 + 25' = 125'  (this extends the lot out ot middle of the other street)
130' x 125' = 16,250'
16,250 divided by 43,560 = .3730 acres (total including street allowances)

INTERIOR LOT (faces only one street):
Tax records show .3133 acres for a residential lot.
The lot is 105 x 130.
105' + 25' = 130'   (this extends the lot out to the middle of the street)
130' x 130' = 13,000'
16,250 divided by 43,560 = .3879 acres (total including street allowances)
